Up until I worked with Mike in 2024 I had always had fairly simple funding requirements and had gone after the best rate + fair break penalty that any low-skilled broker could handle. This time around I had an unconventional set of circumstances that required a broker that was well versed in the intricacies and tight timelines of the purchase strategy I was looking to employ. Having read Mike's thoughtful and articulate content in housing blogs and knowing he came recommended by industry insiders that I know and respect, I felt Mike was up to the task after our initial meet-and-greet. He set clear expectations from the onset, took a conservative approach to our dealings and in the end, secured a rate that worked for me while minimizing my risk exposure. This allowed me to negotiate from a position of strength and secure a property well below list.
The attributes that I think set Mike apart from the competition are his communication and organizational skills. There was never a time where I felt it wasn't clear where we were in the process and what our roadblocks were and what was coming up. He had key deliverables ready well in advance and even accounted for the inefficiencies of counter and third parties that he knew from experience were not as organized as he was. This all stems from his depth and breadth of knowledge in the mortgage funding and underwriting process and having worked in the industry for a good chunk of time now.
Finally, in a sector full of slimeballs, Mike stands out as a man of integrity demonstrating strong ethical and moral standards which is very refreshing. I appreciated his transparency in setting my expectations for client support post funding which is something every other broker I've dealt with in the past has overpromised and underdelivered on.
It is early in our business relationship but thus far, I would happily work with Mike and would seek out his services again.

Would highly recommend Mike Grace for your mortgage needs. He was highly competent, patient, and responsive as we went through the process of buying our first home. He took the time to detail each step and, with Kendra's organizational help, made getting the required documents and signatures easy.
We ran into one issue with a slow underwriter and weren't sure they would be able to sign off before our date our conditions came off. Mike was communicative through the whole process and even lined up an alternative option in case our original financer wasn't able to get their act together. Fortunately, everything came together, but the reassurance of knowing we had a backup plan and the periodic updates throughout the day was a invaluable.
We ended up with a great rate and no issues with closing. Couldn't be happier with the service we received and would recommend Mike to anyone.
